Name holder As long as you are not a citizen of Indonesia, you are not able by law to own any property in Indonesia. This means that you will never be able to purchase a property on your own name. However, there is a legal way of owning a property by having a name holder. The name holder will be someone who represent you as well as sign on your behalf in all the legal papers or documents that are involve in your purchase of the property. The name holder may not do anything to your property including selling, renting or rebuilding it as not per your request. All the legal aspects regulating the name holder matter must be conducted prior to the purchase by the notary. If you have anybody such as your relatives or someone you trust, feel free to appoint them to become your name holder. In case you don’t know anyone in Indonesia, it will be our pleasure to provide you with reliable individuals who can be your name holder at a certain fee, that is 0,5% of the price. This fee is paid every time you involve him or her in changing the documents, such as the purchase or the selling of your property. You are always free to change your name holder, anytime at all, without any obligations. Terms of Payment The terms of payment depend on what kind of property you are buying. There is a difference between obtaining an existing property and a property from an ongoing project. When you buy an existing property we will ask you to remit 25% of the total price for an advance payment to our account in the Netherlands. This amount will be used to pay certain fees for the notary and the insurance. We will provide you with 1 year fire, burglary and natural disasters insurance for your property. We will arrange the insurance with the international company, Allianz which has an agency here in Bali. The remaining 75% will have to be remitted directly to the notary in Bali. Please take note that this sometimes will take 2 or 3 weeks before the amount will be received by the notary in Bali, unless you have a certain business bank account in Bali that can ensure quicker transfer of your money . If you prefer, you also can remit the amount to our account for us to proceed it to the notary. You will be required to sign the purchase documents together with the seller of the property at the notary in Bali once the money is transferred. It is important for you to know that the deal itself will incur a certain amount of tax according to the prevailing local regulations. The tax must be paid directly to the notary during the signing of your purchase documents. All the certificates for your property will be completed in maximum 3 months since the signing of the documents at the notary office. At the same moment this will mean the handing over of the property into your custody. When you buy a property from an ongoing project, the terms of payment is different. You will have to make several settlements during the entire process of your chosen project. In general, you must settle the advance payment of approximately 40% of the total price. The amount will have to be remitted to our account in the Netherlands. The next settlements will depend on whichever project you chose. Of course, we will notify you in advance the whole terms of payment once you have chosen your project. In this case, we also take care of the expenses for the notary and the insurance once the project is finished. Your property will also be insured for 1 year at Allianz. During the entire process of your chosen project, we will keep you notified with your settlements schedules. After each payment made you will automatically receive details of confirmation from us. We want to make the whole process of buying a property as easy as possible for you. You only have to take care of the payments and we will arrange all the paperwork involved in obtaining your property. Your payments are not refundable under any circumstances. For the case of those who buy the ongoing projects with several uncompleted settlements, reselling your property can be an option. It will be our pleasure to assist you at a certain amount of fee.
